Privacy policy

This page (DB Nehnuteľností, running at db.sario.sk) is operated by the Slovak Investment and Trade Development Agency (SARIO), a contributory organisation of the Ministry of Economy of the Slovak Republic, registered office Mlynské nivy 44/b, 821 09 Bratislava, Company ID (IČO): 36 070 513 ("we", "SARIO").

What this page specifically covers

The section below describes only the personal data processing that happens directly in this tool (the public property map and the contact/inquiry form). Anything not covered here is governed by the general SARIO privacy policy linked above.

Public property map

Browsing the map and property listings does not require any registration and does not collect any personal data about you. We do not use Google Analytics, Facebook Pixel, advertising cookies, or any other third-party tracking technology on this site - see "Visit analytics" below for the one, self-hosted exception.

Visit analytics (Matomo)

To measure traffic, we use Matomo, which we operate ourselves (not Google Analytics or any other third-party analytics service that would use the data itself). It runs on a server we rent from an EU-based hosting provider, who only provides the infrastructure under a data processing agreement (Art. 28 GDPR) and does not access or use the analytics data. Matomo is configured to minimise data collection: your IP address is shortened (anonymised) before being stored, and no tracking cookies are used at all. Because of this configuration, your consent is not required under GDPR/ePrivacy guidance for this processing - we are nevertheless informing you about it here as part of our transparency obligation. The data collected (e.g. pages visited, visit duration, approximate location at district/region level, device type) is used only to evaluate and improve this tool, is not linked to your identity, and is never used for advertising. We also record, in the same anonymised way: the text you type into the map/list search ("Site Search"), a small number of interaction events (e.g. opening a property's detail page, adding/removing it from your interest list), whether you successfully submitted the inquiry form (without its content), and two extra context values (interface language, currently active region filter) - again, none of this is linked to your identity. Detailed (raw) visit data - i.e. data that could be linked to an individual visit - is kept for a maximum of 365 days and then automatically and permanently deleted. Aggregated overall statistics (e.g. total visits per month, per country, per device type), which can no longer be traced back to any individual and are therefore not personal data under the GDPR, are kept indefinitely for historical comparison.

Contact / inquiry form ("Request more information")

If you send us an inquiry about a property through the form, we process:

• your name and e-mail address
• your phone number, if you provide it (optional)
• your company name, country and company website
• details about your investment plans (investment type, planned project type, approximate area, time horizon, and whether you are interested in purchasing, leasing, or both)
• the message text and the list of selected properties
• technical data (IP address, time of sending) - only to prevent abuse/spam of the public form

Purpose: to respond to your inquiry about the selected property/properties.

Legal basis: your consent, given by ticking the checkbox in the form (Art. 6(1)(a) GDPR).

Recipients: only authorised SARIO staff who administer this database and handle regional property inquiries.

Retention: we keep inquiry data for as long as necessary to handle it and for standard follow-up communication, in line with SARIO's general retention periods (up to 5 years for communication-related data), unless you ask us to delete it sooner.

Property registration form ("Register a property")

If you use the form to register a property you own (or represent), we process:

• contact person details (name, role, phone/fax, mobile, e-mail, website)
• details about the property (ownership, location, characteristics, buildings, land, infrastructure, indicative price)
• photo documentation and a floor plan you attach (optional)
• technical data (IP address, time of sending) - only to prevent abuse/spam of the public form

Purpose: to include the property in the database and to contact you as the owner if an investor expresses interest.

Legal basis: your consent, given by ticking the checkbox in the form (Art. 6(1)(a) GDPR) - the exact wording you consent to is shown directly in the form.

Recipients: only authorised SARIO staff who administer this database.

Retention: 5 years from when consent is given, or until you ask us (by e-mail to gdpr@sario.sk) to stop processing your data sooner. Publishing the property (location, type, area, utilities, photo) in the public online database requires a separate, optional consent, also given in the form.

Your rights

You have the right to access, correct, or request deletion of your personal data, to withdraw your consent at any time, and to lodge a complaint with the Slovak Data Protection Authority (Úrad na ochranu osobných údajov SR). Cookies and local storage

This site uses only technical/functional storage needed for it to work, all first-party (never shared with third parties) and never used for tracking or advertising:

• session and CSRF cookie - required for the site (and, if applicable, admin login) to function at all
• your language and dark/light mode preference
• your currently set filters and search text on the map
• your interest list ("shopping cart") of selected properties
• display preferences (table/grid view, visible columns, map settings)
• the point you selected on the map (a railway station, airport, university, or a location you searched for) used to sort properties by distance
• a flag remembering that you have already seen and dismissed the cookie notice banner

None of this data leaves your browser except the interest-list/inquiry content you explicitly choose to send us via the contact form.

Security

The site is served exclusively over HTTPS. Access to the administration is limited to authorised SARIO staff and requires Microsoft 365 sign-in. Like the Matomo instance described above, the site itself runs on a server we rent from the same EU-based hosting provider, under a data processing agreement (Art. 28 GDPR) - the provider only supplies the infrastructure and does not access or use the data processed by this tool.
